There are many issues you need to be aware of before putting your signature on the dotted line of a building contract. Beware the builder who urges you by saying things like, “It’s just a standard contract, I’ve never had any problems with it”. Rob Balanda from MBA Lawyers has some suggestions for you.
2 - Investing through a syndicate
More investors are considering Syndicate Investing which allows part ownership of larger investments – typically commercial or industrial. What are the considerations apart from the obvious – income, agreements and exit strategies. What are the traps? 5 - A license to harvest solar?
With more people switching to solar and selling to the power companies, there is a lot of competition for the sun’s rays. Will this lead to congestion, overcrowding or even worse could we be facing the possibility that we will have to buy a license or pay a tax to collect power. They were able to charge us for carbon emissions, why not a tax to collect solar energy? Carolyn Boyd has some thoughts on that.
6 - Where did the dishwasher come from?
Carmel has a great question for Shannon Davis from Image Property Management this week. Imagine her horror when the prop manager called to say that the new tenants had moved in but that she would have to replace the dishwasher that was no longer working. But hold on a minute - the unit doesn’t have a dishwasher. The last tenants left it behind. So who owns it and who has to replace it?
